What is an off-plan property?

An off-plan property is one that is purchased before construction is complete, typically with a structured payment plan spread over the building period. Handover — when you receive the key — usually takes around three years.

What payment plans are covered in the video?

Dalila breaks down the most common structures, including 60/40 (60% during construction, 40% at handover), more aggressive splits like 80/20 and 90/10, and post-handover plans where payments continue after you've received the key. She also explains when and how mortgages come into play.

Can you get a mortgage on an off-plan property?

Not during the construction phase. A mortgage can only be applied once the unit is handed over. However, buyers can indicate their intent to mortgage at the time of purchase and should have the full construction portion of the payment plan ready upfront.

According to Dalila, the two biggest pitfalls are overpromising clients that a unit can be flipped immediately after booking, and pitching a project based on the developer's lowest advertised starting price without verifying actual unit availability and pricing by bedroom type.
