She evaluates four key factors: price per square foot relative to the surrounding market, the quality and functionality of the layout, the view, and how many similar units exist in the building. She targets rare, high-demand units with limited competition — which makes reselling significantly easier.
Khadija describes herself as the "least pushy broker ever." She presents a full investment study — pros, cons, risks, and advantages — and then lets the client decide on their own timeline. She believes pushing clients into large financial decisions is counterproductive and that the right clients will come back when they're ready.
Learn the entire market before choosing a niche. Khadija recommends that new brokers master secondary (resale) properties across all areas of Dubai first, treat that as the real foundation of brokerage, and only specialise once they've built broad market knowledge after a year or two — like a "Swiss Army knife" before becoming a specialist.
